Both duties are generally due within 14 days of signing. Under free trade agreements, nationals and permanent residents of the United States and nationals of Iceland, Liechtenstein, Norway and Switzerland receive the same ABSD treatment as Singapore Citizens; choose the matching citizen row. Married couples with at least one Singapore Citizen spouse may qualify for ABSD remission or a refund under strict IRAS conditions. IRAS rates as at October 2026; confirm before committing.
Planning Stamp Duty for Artisan 8
BSD depends only on the price; ABSD depends on the buyer, through residency status and the number of homes already owned. For a household that already owns a home, ABSD can be several times the BSD, so the order of selling and buying deserves early thought.
Duty is paid soon after the sale and purchase agreement is signed. The progressive payment calculator sets it beside the instalments, the TDSR calculator sizes the loan, and the Sales Concierge can go through the figures for a particular unit on the current price list.
